Good day everyone. I think it is necessary to share with you my impressions of the process of our moving to Portugal. First of all, we are immensely grateful to Irina Medvedeva. All documents for registration and signing of the contract, of course, accompanied and participated by Irina. So after a while we arrived in Portugal and stopped by our apartment. And again, not a step without Irina. Registration of the transfer of utilities, health insurance... Moreover, taking into account the choice of a company with favorable conditions (cost and availability). We drove into an empty apartment, we need furniture, electrical goods, and so on. When buying a phone for communication for delivery purposes - through Irina. That is, Irina is with us in everything. In the process of getting used to Portuguese life, questions arise, such as the removal of unnecessary old equipment left over from the former owners - Irina called the mayor's office and ordered a car, or a technician is needed to connect the equipment, Irina helped us here too. To rent a property in Portugal, you will need a NIF number and a Portuguese bank account.
NIF (Número de Identificação Fiscal) is a taxpayer identification number in Portugal, which is assigned once and does not change when you move, get married, change profession or tax regime. To assign this number, you will need an identity document, a document confirming your address of residence and TIN. All documents not in Portuguese must be properly translated and certified. The conditions for renting a property are set by its owner. This is a way to protect yourself from possible damage that tenants can cause. One of the most common requirements is the so-called guarantor (fiador). This name means an employed citizen (with Portuguese citizenship or not, again depends on the requirements of the owner) with an above-average salary, who, in case of non-payment or damage to property and refusal to compensate for this damage, undertakes to cover these losses.
Of course, such a person is sometimes difficult to find even for the Portuguese themselves, not to mention foreign citizens. In such cases, the landlord can make concessions and offer to pay from 6 to 12 months of rent in advance, depending on the length of the contract.
As a rule, when concluding a rental contract, you may be charged from 1 to 3 monthly rent amounts. This is called “caução” and is translated as pledge. This amount will be used to pay for damaged property, if any. If the apartment is delivered on time and without damage, then this amount is returned to your account within the time specified in the contract.
